What's changing

Three things every landlord now has to manage

From 15 Dec 2026

The landlord database

Every rental registered, region by region, with gas, electrical and EPC details. An expected £65 per property a year, all by 14 November 2027. Fines up to £7,000, and courts can refuse possession while you're in breach.

How the database works

Policy for 1 Oct 2030

EPC C for every let

Confirmed as policy in January 2026, with regulations expected in 2027. Spend up to a £10,000 cap per property, counting works since October 2025, and then an exemption can apply.

EPC C explained

Every year

Certificates that expire

Gas safety every 12 months, EICR every five years, EPC every ten. Each one is now evidence for your registration, your tenancy and any dispute.

The checks landlords search for, done properly

No account needed. Each one goes further than a lookup: what it means for you, what it will cost, and the date it matters.

How it works

From a folder of PDFs to registration-ready in an afternoon

Start with one address. Epiclet builds each property's record from the government register, then fills in the gaps with you.

Start free
  1. Check. Paste your addresses. We find each EPC, its band and expiry, and the gap to C.
  2. File. Photograph or upload each gas record, EICR and EPC. We read the dates for you and remind you before anything lapses.
  3. Register. When your region opens, the registration assistant walks you through every question, with your answers ready to copy.
  4. Plan to C. The cheapest set of works for each property, the funding that may apply, and your spend against the £10,000 cap.
  5. Prove it. Send tenants their documents in one click and keep a dated record that they received them.

Your desk

Everything a self-managing landlord needs to stay legal

Certificates read for you

Upload a PDF or a photo. We pull out the issue and expiry dates, the engineer and the EPC band, and you check them.

Registration assistant

Every database question in order, prefilled from your desk, with your landlord and property registration numbers saved.

Plan to C

The property's own EPC recommendations, costs, funding schemes and £10,000 cap tracking, so you spend once and in the right order.

Tenant proof of service

Send the gas record, EICR, EPC and the Renters' Rights information sheet, and log when it was opened and acknowledged.

Reminders that matter

60, 30 and 7 days before any certificate expires, plus your registration window and renewal.

A dated history

Every change to every property, time-stamped. Your evidence when the council, a tenant or a tribunal asks.

Questions

What landlords ask us

Is Epiclet free?

Yes for up to two properties, for ever. The free tools need no account. Bigger portfolios pay a flat yearly price, and founding landlords get the Landlord plan free until 31 March 2027.

Do you register me on the landlord database?

You register on the official government service. Epiclet prepares everything it asks for, property by property, and stores your registration numbers and renewal dates. If you prefer, we can do it with you for a one-off fee.

Where does the EPC data come from?

From the government's Energy Performance of Buildings register, run by the Ministry of Housing, Communities and Local Government. Address data is used only for energy-efficiency purposes, under its licence.

Is EPC C by 2030 law?

It is government policy, confirmed in January 2026, with regulations expected in 2027. Today's legal minimum is band E. We show both and update the dates when the regulations are made.

Are you an installer or a law firm?

Neither. Epiclet keeps your records and plans the work. When you ask for quotes we introduce one vetted local installer, who may pay us a referral fee. That never changes your price.
