Certificate due date calculator
Enter the date of your last gas safety check and EICR. We work out the next due dates: gas every 12 months, EICR every 5 years, EPC every 10.
The rules behind the dates
- Gas: every gas appliance, fitting and flue you provide is checked by a Gas Safe registered engineer every 12 months. A check done up to 2 months before the due date keeps the original anniversary. HSE
- Electrical: the installation is inspected and tested at least every 5 years. gov.uk
- EPC: valid for 10 years. gov.uk

Questions
How often does a landlord need a gas safety check?
Every 12 months. Give a copy to existing tenants within 28 days of the check.
Can I do the gas check early without losing a month?
Yes. A check done up to 2 months before the due date keeps the original anniversary date.
How often is an EICR needed for a rental?
At least every 5 years, or sooner if the last report says so.
Epiclet is a records tool and introducer, not a law firm, an installer or a government service. Results are estimates to help you plan, not legal advice. Rules change, so check gov.uk before you act.
